Step one: share the address
Start by sending the address of the residence and a line or two about its condition and your timetable. No cleaning, staging or photography is expected before that message, and no visit happens until you agree to one.
The message can come through the form on this site, by phone, or by email. The street is then checked against the districts where builders are buying, and the team comes back to you with a straight answer.
Step two: study the figure and its workings
The figure is worked out the way a builder would look at the plot: prices lately achieved by new houses on comparable ground nearby set the ceiling, and building outlay, carrying expense and a builder return are deducted from it in order.
It reaches you in writing with those workings attached. If any line looks wrong, raise it, and the reply answers with numbers from the surrounding streets rather than with reassurance.
Step three: choose your completion date
Households that need pace can aim for completion inside 7 to 21 days. Households coordinating a move, a school change or an onward purchase can name a later date, and a short stay after completion can be discussed where the next home is not ready.
The date chosen is written into the agreement at the outset, so removals and onward plans can be arranged around a date that is fixed rather than hoped for.
Step four: completion without the circus
A title company or an attorney handles the formalities, following the custom of the state the residence stands in. Your part stays at signatures and decisions, while the firm chases the documents in between.
Nothing was ever listed, so there are no viewings to host and no sign outside the house. The completion statement is built on the amount agreed, with no agent percentage and no seller side charges from the firm taken from it.
